You’ll arrange a time that suits you, or your agent if it’s a pre-purchase inspection. Same-day and next-day appointments are usually available, and reports are typically turned around within 24 hours of the inspection itself.
A thorough inspection covers every accessible area of the property: interior rooms, exterior cladding and timber, the roof void, and the sub-floor. This is where a lot of inspectors cut corners — skipping the roof void or refusing to crawl the sub-floor. That’s exactly where termite activity most often hides.
A visual check alone won’t catch everything. Thermal imaging picks up heat anomalies behind walls and ceilings, moisture meters flag the damp conditions termites thrive in, and radar-based detection can pick up movement inside a wall cavity without drilling a single hole.
You’ll receive a written report with photos, outlining exactly what was found, where, and what risk it poses. Good inspectors back this up with a verbal walkthrough too, so you understand what the findings actually mean in plain language, not just pest-control jargon.
If activity or conducive conditions are found, your inspector should be able to explain treatment options and rough costs on the spot. For a pre-purchase inspection, this is also the point where you decide whether to renegotiate, request remediation, or walk away.
Termites. The Gold Coast’s warm, humid climate makes it one of the more termite-prone parts of the country. Inspectors look for mud leads, damaged or hollow-sounding timber, and discarded wings, both current activity and the conditions that invite it.
Wood decay and borers. Not every timber problem is a termite. Moisture-driven decay and wood borer damage get flagged separately, since the treatment approach is different.
Moisture and drainage issues. Damp sub-floors, poor ventilation, and drainage that pools against the foundation don’t just cause pests — they’re often what’s attracting them in the first place.
General pests. Ants, spiders, cockroaches and rodents get noted too, along with any conditions on the property that make an infestation more likely down the track.
